The Silver Support program is a ‘kick-start’ training program to equip you with the fundamental skills, strategies and finance structures needed to become a savvier investor. Under this program you will work closely with me over the years ahead. You will never feel like you are alone in making some of the biggest (high dollar) investment decisions you will ever make.

Solution Design

The first step is to conduct a detailed ‘forensic audit’ of your existing loans, structures, money flows, cash flow position, tax efficiencies, the individual and group performance of each property, portfolio balance and a whole range of other issues that determine your ultimate success as a property investor.

Andrew then compares your key objectives as noted at the initial consultation to determine if your portfolio and finance arrangements are capable of safely delivering the results you seek.

Any aspect of your finance or portfolio that inhibits your progress will be examined for cause and effect before a comprehensive solution is designed. This process can require hours of painstaking analysis and research to find the right lenders, loan products and lending policy. Inappropriate finance is the most common cause of poor investment performance.

Once the right solution is found it is carefully crafted into a highly sophisticated finance structure and matched to a money flow strategy that optimises your cash flow and tax position to improve your overall returns and asset protection.

In an education session jam packed with invaluable tactics, strategies and processes you will learn how to turn your portfolio into a ‘powerhouse of performance’.

You will learn how to get the very best from your new finance structure and how to make every dollar you earn work harder than ever before.

You will learn how to apply your combined income streams to achieve results that will astonish you. For some, that will mean expanding their portfolio while saving at an unprecedented rate for a new home or extension without loss of lifestyle. For others, it will mean something different, but for everyone it will be the same, a better life now and a more secure future.

You will then be given an introduction to the “business of strategic property investment”. This orienting program explains the “Six Reasons to Invest in Property” and moves onto market segmentation explaining each mini-market within the greater Melbourne Region and provincial areas. You will also learn Peter Hay’s ABC of property investment so you can come to recognise the attributes of each of the property assets class, that is which property class has a proven track record of success and which has a record of failure of poor performance.

By the end of this session you will have gained an insight into whether your needs are more likely to be fulfilled by a CBD apartment, suburban house, unit, flat, town house, regional property or maybe commercial property.

This session demonstrates that after careful property selection the way in which your finance is structured is the single most important factor in successful property investment. Poorly structured finance can blunt the performance of the best properties, well structured finance makes the most of average properties... but nothing can help poor property selection.
